BUILDING PROJECT |
| Our Project Management Service is designed to cater for
clients wishing to build a villa, house, apartment, business premises or
to renovate any of these items. The main principle of Project Management
is the application of knowledge and it
is this fundamental practice that we believe is of most value to
our clients. Perhaps the inclusion of the word " local" would
add further clarity to the benefits and value that can be achieved through
the utilisation of our service. The construction of a new house, for
example, in your home country is not really less or more complicated than
building on Corfu. Many of the processes are the same but they are handled
in a different way, in a different sequence and within a different
governmental and social structure. In addition there are local rules and
regulations. Add these to the "differences" and it is no wonder
any prospective owner experiences discomfort and mistrust. It is the effective management
of these differences and local rules that represent the core service provided by CPMS.
Our service embraces five basic processes:- |

| Initiating This includes the introduction of the client to a variety of engineers, architects, construction organisations, topographers, banks, accountants, attorneys and any other person who's skill or activity may be required. This will allow the client to assess available skills and personalities and make an appropriate choice. It is vitally important that the client feels that a positive and workable relationship can be achieved, particularly with the selected Engineer and Architect. Building positioning and costing will allow the client an understanding of costs and the financial feasibility of the project as well as an assessment of potential risks and construction time frames. The purpose of "Initiating" is to supply the client with facts and information so permitting meaningful decision making. |

| Planning This section is mainly concerned with the design of the construction, electrical and water supplies, submission of the license application and signature/detail of the building contract. The license application is an extensive document which includes, inter alia, technical drawings, external design, technical construction detail (foundations and wet works), electrical and plumbing drawings. There are seven committees or approval processes. The license can take up to six months to obtain depending on the complexity of the project. During this time planning of earthworks can take place in readiness for license approval. |

| Executing Our services under this section are to ensure that the planned building is constructed in accordance with the drawings and designs, is within the budgeted/contractual cost, conforms to local and international building standards and regulations, is of a high standard with attention to detail and that the project is completed within the timetable stipulated in the building contract. Progress payments for work done are controlled by CPMS under instruction from the client. CPMS will act as the eyes and ears of the client and will be in regular communication by phone and e-mail supplying photographic information where necessary. During the latter part of construction it will be necessary for the client to select finishes and it is recommended that this be done with a visit to the island. |

| Controlling This section is largely included under "Executing", however it warrants specific mention in several key areas. These include:- (a) control of construction costs and any deviation from these costs (b) control of progress payments in accordance with the contract and the satisfactory completion of work (c) control of regular site meetings (d) control of extra work and the costs attaching thereto (e) control over electrical and water connection (f) control over the Government related building insurance matters (IKA) |

| Close This section relates to the successful hand over of the project and embraces, site clearance, checking electrical and water connections and assistance with guarantee failures within the contractual conditions. |
